Being in the hospitality industry for three decades has allowed us to have properties with clear titles in various locations. We offer two such special locations to create private residences of customised constructions of a holiday home, either on long term rentable lease or fully owned (based on legal opinion based on your nationality and therefore the applicability).

We have predesigned spaced for one / two / three bedroom spaces that are like the canvas you can paint on, introducing your elements, customisations and enhancements to create an ideal holiday home by the beach. We build it, maintain it, and if you choose, even run it as a holiday home while you are not holidaying in your space.

How can I own a holiday home in Gokarna

There are multiple options ranging from a modern take on the castaway chic experience, to upstairs and downstairs bedrooms, a choice of sitting areas high and low, duplex villas, all nestled within the jungle with unmatched sunset views. Offered under contract with Namaste Cafe, these residences can be your signature homes in an idyllic location.

The whole objective is to allow you peace of mind with the ownership, and unhindered access over the long term, coupled with the confidence that the property is being maintained as it should be. Dependent on the prevalent laws, and your nationality, we can fittingly draft legally binding terms and rates to ensure a consistent continuity, and hassle free right of absolute tenancy and use that looks to the future.

Upon expressing your clear intent of signing the agreement, we will get the agreement drafted suitable to your parameters like nationality, specifications etc, and once the legal documentation is executed to your satisfaction, and with confirmation from your lawyers

Disclaimers

While we will ensure that you will have unhindered access, and rights of use, we cannot predict the laws of the land. But we will constantly work with you to keep things moving decisively and conducively in your favour.

Ownership Rights

Dependent on the kind of lease / purchase / long term rental agreement that is agreed and signed, you will be in full possession of the property during the course of the time for which the agreement has been signed, and you will enjoy all rights as would be available under the agreement. Given the unique tailored long term property possession, there is no absolute set of rights. While there will be a set of foundational rights, the specifics will be worked out with the interested party, and fit the rights completely in line with the requirements and the law of the land.

Alterations, & Extensions to Private Residences

Whatever the type of contract that is entered into between you and us, viz. lease / purchase / long term rental agreement, regarding the possession of the private residence, any alterations will need explicit written permission from us, and the execution has to be carried out through us to ensure continuity of service.

All civil, mechanical, plumbing, electrical, or any other work required in the premises will either be directly carried out by our team, or will be facilitated by us.

1. Up to five (5) days before arrival: Processing fee deductible from the refund is

      a. Domestic Transactions: of ₹590+₹118 = ₹708 OR 4% of total transaction value, WHICHEVER IS HIGHER
      b. International Transactions: Processing fee of ₹590+₹118 = ₹708 OR 4% of total transaction value, WHICHEVER IS HIGHER + international transaction fee as applicable at cost

2. Five (5) days and less in advance of the date of arrival, no show and cut short stays: 100% of the total reservation amount is deductible, and there will be no refund whatsoever under any circumstances

  • Transfer / swap of bookings between properties is not possible under any circumstances.
  • Date swaps are entirely based on availability, and on payment of ₹590 as rescheduling fee, in addition to payment of the upward tariff difference, if any.
  • Verbal communications are not valid. Exceptions, if any, should be in writing only.
  • Bookings made are entirely your responsibility and cannot be changed under any circumstances.
  • Extra person not included in the original booking might not be able to be accommodated upon check-in.
  • Extra person will be provided with a mattress on the floor, with bed & bath linen.
  • Only in case of a government declared natural calamity, you can reschedule a booking free of charge in the next 75 days. In case of any price difference for the rescheduled date, the guest agrees to pay the difference.
  • The property has terrain gradients that need to be taken into consideration before making a booking. People with difficulties in specific walking and senior citizens need to make sure that they are able to handle the natural terrain gradients of the property. People with difficulties in walking and senior citizens need to make sure that they are able to handle the walk to the property along agricultural fields.
  • There is no dedicated parking to the property, and the cards will have to be parked roadside
